Windows procurement by opening
Build each window inquiry around the project opening schedule. Separate frame, glazing, hardware and perimeter work so suppliers can price a consistent assembly without guessing what belongs to another package.
Start with the right material groups.
Frame and sash
Request each window by opening ID and configuration. State whether the frame, sash, mullion or transom is supplied separately or as one assembly.
Glazing and gaskets
Ask for the specified glass build-up, spacer, gas fill and gasket position. Identify who supplies glass, setting blocks and weather seals.
Operation and accessories
Describe the opening type, handing and locking or limiting hardware. Connect accessories to the window reference instead of ordering by generic appearance.
A material price is only part of the package.
One schedule, clearly separated scopes. This is a request outline, not an installation drawing.
Included materials
List the supplied frame, sash, glazing and operating hardware for each window reference, including finish and any project-specific visible surface.
Connections & interfaces
Allocate perimeter seals, fixings, sill supports, cavity closers and surrounding-wall interfaces between the window and envelope packages.
Confirm separately
Confirm site measurement, protection, installation, making good and removal of temporary covers separately. A supplied size does not define who surveys the opening.
Six details that make offers clearer.
- Product designation
- Provide the exact window product designation or system reference required by the approved specification or opening schedule.
- Opening reference
- Attach the current opening schedule and require the same window IDs in every supplier offer.
- Measuring basis
- Distinguish structural opening, outer frame and clear daylight dimensions so offered sizes remain comparable.
- Glazing build-up
- List the specified glass composition, cavity, coating position and project performance requirement for each exposure.
- Operation and handing
- State opening mode, hinge side and restrictor or locking requirement with a drawing reference for each window type.
- Interface split
- Name who supplies perimeter gaskets, fixings, end caps, sill trims and who certifies the prepared opening before installation.
| Item & description | Quantity |
|---|---|

Example quantities only; no live prices or supplier offers. Use your project schedule for final values and ask suppliers to list deviations.
Three checks before you decide.
Reference and quantity match
Compare offers opening by opening before totals; similar sizes may have different frame depths or operation.
Glazing and hardware included
Check that gaskets, setting blocks, restrictors and handles are itemized in each offered window set.
Size and finish basis
Confirm the measuring basis, coating reference and any supplier exceptions to the project sample or finish.
Details worth clarifying early.
Where should a fixed glazed opening be separated from a vent window?
Use a distinct opening reference for each type. Fixed units and operable vents have different frame, gasket and hardware content even when the outer size is similar.
Does the window supplier measure the structural opening?
Confirm it in the scope. Make clear whether the supplier surveys prepared openings before fabrication or installs to dimensions provided by the main contractor.
